In a Patna apartment block the lift is shared property. Every flat owner pays for it, every family depends on it, and the committee hears about it within minutes when it stops. That makes choosing an apartment lift in Patna a different exercise from buying a lift for a shop or a hotel: it has to suit the number of flats, be fair on the maintenance fund and stay safe for children and grandparents alike. Eldeal Engineers supplies, installs and maintains residential lifts from our Patna branch on Exhibition Road.
This guide is for society secretaries, flat owners' associations and builders of single residential blocks. It also covers a question we hear more every year: can an older walk-up building get a lift at all?
Flats, floors and lift count: a starting table for Patna blocks
Start with two numbers: how many flats the lift serves and how many floors it climbs. The figures below are indicative starting points, not rules. The final answer depends on your shaft, the mix of families and the applicable building code.
| Block | Typical starting point | Why |
|---|---|---|
| Up to five floors, about 8–12 flats | One lift, 6–8 persons (408–544 kg) | Light traffic; the car should still take a wheelchair |
| Five to seven floors, about 15–30 flats | One lift of 8–10 persons, made deep enough for a stretcher; a second lift if space allows | School and office rush in the morning; no backup with one lift |
| Eight floors and above, or 40 flats and more | Two lifts under group control, one of them stretcher-capable | Waiting time, backup during servicing, and fire-lift rules for taller buildings |
Speed follows height. Low blocks are comfortable at 0.5–1.0 m/s, while taller towers usually need 1.0–1.5 m/s. Our passenger elevator page lists the standard configurations, and the article on choosing a passenger lift explains the traffic reasoning.
The ambulance test: can a patient leave your building lying flat?
Residential lifts are usually discussed in terms of the morning rush. The day a lift matters most is different: an elderly resident on the sixth floor needs to reach an ambulance lying flat. A standard square car cannot take a stretcher. A car made deeper, typically in the 13 to 15 person class, can.
The same car earns its keep on ordinary days. Beds, almirahs, fridges and sofas go up without being hauled over the staircase railing, and a wheelchair user and an attendant fit in comfortably. The shaft must be planned deeper for this, so raise it before the structure is cast, not after.
Apartment lift in Patna: power cuts, generators and monsoon
Four local conditions shape how a residential lift should be specified in this city.
- Power cuts and voltage dips. An Automatic Rescue Device (ARD) is fitted to every lift we supply. When mains power fails, it moves the car to the nearest floor and opens the doors on its own battery. It is a rescue device, not a backup supply, so the society still needs to decide whether the lift runs on the generator.
- Generator sizing. If the lift is to run during long cuts, the generator and changeover panel must be rated for the lift motor along with pumps and common lighting. Societies should also agree how the diesel cost is shared.
- Monsoon water. Many Patna blocks start from a stilt parking level that takes in water during heavy rain. The lift pit sits lower still. Proper waterproofing, a raised threshold at the lowest landing and a drainage plan protect the equipment at the bottom of the shaft.
- Summer heat. Controllers and drives last longer in a ventilated space, so machine room ventilation is worth a line in the builder's specification.
For new blocks, a machine-room-less design saves roof space that residents would otherwise lose. Our comparison of MRL and machine room elevators sets out both sides.
Budgeting for the lift: what the committee should plan
The purchase is a one-time decision, usually made by the builder. The running cost belongs to the society for the next twenty years. A sensible lift budget has four lines.
- Annual maintenance contract. A comprehensive AMC covers labour and most parts for a fixed yearly fee; a non-comprehensive AMC pays for the visits and the technician's labour, and each part is billed as it is needed. Older lifts and committees that dislike surprise bills usually prefer the first. Read our comparison of comprehensive and non-comprehensive AMC before the general body meeting.
- Electricity. A V3F drive uses less power than an older two-speed lift, but the common meter still needs an allowance.
- Statutory costs. Registration, inspections, mandatory maintenance and third-party insurance are all provided for in the Bihar Lift and Escalator Bill, 2024. Check the current notifications and fees with the local authority and include them.
- A sinking fund. Ropes, batteries and door parts wear out, and the Bihar bill also refers to replacement or a major upgrade after about 20 years. A small yearly contribution avoids a large one-time collection later.
We give societies a written scope for our lift AMC, so the committee can show members exactly what the fee covers.
No lift in your three or four-storey block? Where a shaft can go
Patna has many three and four-storey apartment buildings that were built without a lift. Their first owners are now older, and the stairs have become a daily difficulty. A retrofit is often possible, in one of three places:
- Inside the stairwell, where the well between the flights is wide enough for a compact car.
- In an existing duct or light well, if it runs the full height and opens onto the landings.
- On an outside wall, in a new steel-framed shaft connected to each landing. This usually disturbs residents least during the work.
A structural engineer has to approve the plan, and the owners must agree on the location and cost sharing. Where headroom or pit depth is limited, a compact machine-room-less or hydraulic design is often the practical choice. If the block already has an old lift with collapsible gates, our lift modernisation service may be the cheaper route to a safe, smooth ride.
Safety features and standards
Each lift we install includes a V3F drive, ARD, a full-height light curtain on the doors, an overload sensor with voice prompt, intercom, alarm and emergency light. As per BIS, IS 17900 became mandatory for new installations from 22 December 2025, with emphasis on unintended car movement protection, ascending car overspeed protection and rescue devices. Taller blocks may also need a fire lift under the National Building Code 2016, which your architect will confirm.
From committee decision to handover
We begin with a free site survey, then give drawings and an itemised quote that a committee can table. Installation is carried out with an inspection at each stage. At handover we test every safety device, hand over the documents the society needs for registration, and brief the residents' representative and the security guard on daily use and on what to do if the lift stops.
