A family buying a flat in Varanasi rarely asks which controller the lift has. They ask whether their parents can reach the fourth floor during a power cut, and whether the lift will still be working five years after the builder has left. Those two questions sum up what an apartment lift in Varanasi has to deliver: the right size for the building, a safe way through power failures, and upkeep that a residents' society can actually manage.
Eldeal Engineers installs and maintains residential building lifts from two branches in the city, on Paramhans Ashram Road in Bhagwanpur and on Samne Ghat Road near Janaki Nagar More. This page is for society secretaries, residents' committees and flat owners. If you are a developer, the design-stage decisions below apply to you as well.
Question one: the fourth floor during a power cut
Outages and voltage dips are still a part of life in Eastern Uttar Pradesh, and residents often confuse two different protections.
- ARD (automatic rescue device). A battery-backed unit that takes over when the supply fails, brings the car to the nearest landing and opens the doors. It prevents trapping. It does not keep the lift in service.
- Generator or other backup supply. This keeps the lift running during a long outage. The society has to decide whether the generator is sized for the lift and who pays for the fuel.
Every Eldeal lift also has an intercom, an alarm, an emergency light and an overload sensor with a voice prompt. In a block of flats, connect the intercom to the guard room or another point that is staffed, and ask your maintenance team to test the ARD and its batteries on record.
Question two: the lift five years after the builder leaves
Once the builder hands over, the lift becomes a shared responsibility. The Uttar Pradesh Lifts and Escalators Act, 2024 requires lifts to be registered and regularly maintained, so the committee should hold the registration papers, the handover documents and a file of service records. Please confirm the current forms and inspection requirements with the local authority.
For the annual budget, think in four heads:
- Maintenance contract. A comprehensive plan includes most parts and gives a predictable yearly cost. A non-comprehensive plan costs less up front, with parts billed after approval. Our comparison of comprehensive and non-comprehensive AMC helps committees choose.
- Electricity. A V3F lift uses power efficiently, but the common meter still needs a line for it.
- Wear-and-tear reserve. ARD batteries, door rollers and ropes do not last for ever. A small monthly amount avoids an emergency collection.
- Long-term fund. After many years of service a lift will need new controls or doors. Societies that save for lift modernisation decide calmly; others decide in a crisis.
Name one committee member as the contact for the lift company, and choose a fixed service day that residents know in advance. Details of our plans are on the lift AMC page.
How many lifts, and what capacity?
The number and size of lifts should come from the number of flats, the number of floors and who lives there. The table gives indicative starting points that we refine at the survey. It is not a code requirement, so check building rules with your architect.
| Building | Indicative starting point | Why |
|---|---|---|
| Low-rise block, up to four upper floors, a few flats per floor | One lift for 6 to 8 persons | Light traffic; the car should still take a wheelchair and an attendant |
| Mid-rise block with more flats per floor | One larger lift, or two lifts where the layout allows | Morning school and office rush; cover during servicing |
| Taller tower | Two or more lifts, at least one with a deep, stretcher-capable car | Waiting time, medical emergencies, furniture; taller buildings also have fire lift requirements under the National Building Code |
Two points are often missed. First, a slightly larger car costs little compared with the regret of a cramped one, because the shaft cannot be widened later. Second, a second lift is not a luxury in a block with senior residents; it is what keeps them mobile on the day the first lift is being serviced. Our guide on how to choose a passenger lift goes through capacity and speed step by step.
The stretcher question
The test comes on the night an unwell parent has to be brought down three flights of stairs. A standard small car takes a person in a wheelchair but not a patient lying flat. A stretcher-capable lift has a deeper car and, ideally, a wider door. The same depth helps on ordinary days when a sofa, a refrigerator or a new almirah has to go up.
In a tower with two lifts, a practical arrangement is one normal passenger lift and one deeper lift that doubles as the service lift for shifting household goods. Both come from our passenger elevator range with V3F drives, automatic doors and light-curtain door protection.
Older walk-ups in the lanes: retrofitting an apartment lift in Varanasi
Many older three and four-storey blocks in Varanasi were built without a lift, and the families who bought the upper floors years ago are now senior citizens. Retrofitting is usually possible in one of three ways:
- The staircase well, if the open space between the flights is large enough for a compact car.
- A steel-structure shaft on an outside wall, with a short bridge or doorway to each landing. This avoids cutting floor slabs.
- A small masonry or RCC shaft in a setback or a corner of the parking area.
A machine-room-less lift keeps the terrace untouched, and a compact car with telescopic doors makes the most of a small shaft. For older structures we may ask you to take a structural engineer's opinion before going ahead. In the narrow lanes of the old city, we also check how rails and panels will reach the building.
The technical part is often easier than the human part. Agree in writing, before the survey if you can, on where the shaft will go, how the cost is divided between floors and who pays for running it. Ground-floor owners use the lift least, and a clear formula avoids arguments later.
What a residential lift costs
We do not publish a per-building price, because it depends on capacity, number of stops, machine room or MRL design, door type, cabin finish and the number of lifts. Civil work for the shaft and pit is separate, and in a retrofit the steel structure can be a large share of the total. After a free site survey you receive an itemised written quote, which the committee can place before the general body. Read about our local team on the Varanasi page.
