A non-comprehensive AMC covers servicing and labour only, and you pay separately for any parts that need replacing. Comprehensive costs more upfront but makes your yearly cost predictable; non-comprehensive costs less upfront but can lead to surprise bills.

What Is a Lift AMC?
A lift is a safety-critical machine with moving parts that wear over time: door operators, contacts, ropes or belts, brakes, sensors and controller components. A lift AMC is a yearly agreement with a service company to inspect, clean, lubricate, adjust and repair the lift so it stays safe and reliable. Most new lifts come with a free warranty period, after which an AMC begins.

What Happens During a Preventive Maintenance Visit?
Whichever plan you choose, the quality of each visit matters more than the name of the contract. A good preventive visit usually includes:
- Checking door operation, door locks, rollers and the light curtain or door sensor.
- Checking levelling at each floor, so the car stops flush with the landing.
- Inspecting ropes or belts, sheaves and guide rails for wear.
- Testing the brake and safety circuits.
- Testing the alarm, intercom, emergency light and overload sensor.
- Checking the ARD battery and running a rescue test.
- Cleaning the car top, pit and controller area, and lubricating where needed.
- Recording findings and any parts that will need replacement soon.
Ask for a written report after every visit. It helps you plan repairs and shows inspectors that the lift is being maintained.
What Affects the Cost of a Lift AMC?
AMC prices vary from building to building. The main factors are:
- Type of AMC: comprehensive costs more than non-comprehensive because the company carries the risk of parts failure.
- Number of floors and lifts: more stops and more lifts mean more work.
- Age and condition: older lifts need more attention and more parts.
- Usage: a hospital or mall lift works far harder than a home lift.
- Make and technology: availability of parts affects cost.
- Response commitments: faster, round-the-clock response costs more to provide.
Compare AMC quotes on the same basis: visits per year, response time, parts covered and exclusions. The lowest fee is not good value if visits are rushed or breakdowns take days to fix.
When Each Type of Lift AMC Makes Sense
Choose comprehensive if
- The lift is busy: an apartment block, office, hotel or mall.
- Downtime is unacceptable: hospitals, nursing homes, and buildings with elderly residents.
- The lift is several years old and parts are starting to wear.
- You manage a housing society and need a fixed yearly budget without surprise bills.
Choose non-comprehensive if
- The lift is new and lightly used, such as a home lift in a bungalow.
- You can keep a reserve for occasional parts.
- You or your facility manager are comfortable reviewing and approving repair quotes quickly.
When your warranty ends
The end of the free warranty is the best time to decide. Before it expires, ask for a full inspection and have any faults fixed under warranty. Then compare AMC offers from the installer and other service companies on the same terms. If you switch provider, make sure the new company has access to the lift's wiring diagrams and can source parts for your make. Do not let the lift run without any maintenance contract in between, even for a few months. Gaps in service records can cause trouble at inspection time and may affect insurance.
Many owners start with non-comprehensive cover while the lift is new and move to comprehensive cover as it ages. That is a sensible approach, as long as maintenance quality stays the same.
Lift Maintenance Is Now a Legal Requirement
State laws are making regular maintenance compulsory. The Uttar Pradesh Lifts and Escalators Act, 2024 requires lifts and escalators to be registered and regularly maintained. In Bihar, the Bihar Lift and Escalator Bill, 2024, passed by the Assembly on 2 August 2024, provides for registration, inspections, mandatory maintenance, third-party insurance, and replacement or major upgrade of lifts after about 20 years. Rules and notifications can change, so confirm the current requirements with your local authority. A written AMC with proper service records makes compliance much easier.
For older lifts approaching that age, lift modernisation can replace the controller, drive, doors and safety devices, often at lower cost than a full replacement.

- What is the breakdown response time during the day, at night and on holidays?
- Is there 24/7 support, and where is the nearest service team based?
- Which parts are covered, and which are excluded? Ask for the list in writing.
- Are original or equivalent-quality parts used?
- Is ARD battery replacement covered?
- Will you receive a service report after each visit?
- Who handles trapped-passenger rescue, and how quickly?
- How are price increases handled at renewal?
- Will the service company support registration and inspection requirements under state law?
Signs Your Current AMC Is Not Working
- Frequent breakdowns, especially the same fault repeating.
- Doors that jerk, bang or reopen repeatedly.
- The car stopping above or below floor level.
- Service visits that are skipped, rushed or not recorded.
- Slow response to breakdowns or trapped passengers.
