Apartment Lift in Bhagalpur for Societies, Flat Owners and Older Blocks

Sizing the lifts for a block of flats in Bhagalpur, making room for a stretcher, planning for power cuts and putting upkeep into the society budget.

Choosing an apartment lift in Bhagalpur is rarely one person's decision. A builder fixes the shaft, flat owners live with the result for decades, and a society committee ends up paying for its upkeep. Eldeal Engineers works with all three from its branch in Shree Ram Tower, Gosala Road, supplying and maintaining residential building lifts across the city.

Bhagalpur is building upwards. New apartment blocks are coming up in areas such as Adampur and Barari, while many older three- and four-storey blocks still have only a staircase. Both situations are covered below: getting the lifts right in a new block, and fitting one where the original plan left it out.

Sizing by flats, floors and residents

No table replaces a survey, yet three figures settle most of the answer: how many floors, how many flats share each landing, and how old the residents are. A block full of young families behaves differently from one where many residents are retired.

Type of blockUsual starting point (indicative)Ask yourself
Small low-rise blockA single car for 6 to 8 personsCould the shaft be drawn deeper so a stretcher fits?
Mid-rise block with more familiesA single car for 8 to 10 persons, or a pair of smaller carsHow will upper floors cope while the only lift is being repaired?
Tall tower or multi-block societyTwo or more lifts, one of them largerDoes the building code call for a fire lift? Your architect must confirm.

Read these as typical ranges, not rules. In low and mid-rise blocks, speed matters less than people think. Residents value a lift that stops level, opens promptly and is rarely out of order far more than a high rated speed. Capacity and speed are explained further in how to choose a passenger lift, and the product itself is on our passenger elevator page.

Four flights with a patient: the case for a deeper car

Ask any society that has had to carry a patient down four flights of stairs. A standard small car is nearly square. A stretcher needs depth. Draw the shaft a little deeper at the design stage and the same lift will carry a patient lying flat with someone beside them, a wheelchair and its pusher, or a cot and an almirah on shifting day.

Three things make a car stretcher-capable:

  • Depth, so the stretcher lies flat and the doors still close.
  • A doorway that lets it enter straight, with the patient kept level.
  • A flush stop at every floor, so wheels cross the threshold cleanly. V3F drives help here.

Decided on the drawing board, this costs little extra. Decided after the shaft is built, it means cutting a structural wall, which is seldom practical. In a two-lift block, let one be the deep car and the other the everyday car.

Battery rescue is not backup power

Residents often assume the two are the same thing. They are not.

  • The automatic rescue device (ARD) is a battery pack. On a mains failure it brings the car to a landing and opens up, so that no one is left stuck between floors. Then the lift waits.
  • The generator is what lets residents keep using the lift through a long cut. Your electrician must size it for the lift's starting load, and the society must decide who pays for the diesel.

Every lift we supply also has an overload sensor with voice prompt, an intercom, an emergency light, a light curtain on the doors and an alarm. In a block of flats, connect the intercom to the guard room, and make sure the guard knows the support number.

An apartment lift in Bhagalpur for a block built without one

Plenty of older blocks in Bhagalpur have no shaft at all. A lift can often still be added, in one of three ways:

  1. A steel tower against an outer wall, with a doorway cut through to each staircase landing or common passage.
  2. The stair-well, if the void the stairs wind around is big enough for a small car.
  3. A corner of the common area on each floor, where the slab can safely be cut.

None of these should start without a structural engineer's sign-off and the owners' consent on paper. A machine-room-less lift is usually the easiest to fit, since it adds nothing to the roof. The two layouts are compared in our piece on MRL and machine-room elevators. Expect some disturbance: part of the staircase or passage is barricaded while the shaft goes up, and work is done in agreed hours.

The lift is only half the job. Be clear at the start about who pays for the shaft structure, the electrical connection and the yearly upkeep, and how ground-floor owners are treated. We give one itemised quote so the committee can divide it as it sees fit.

A lift line in the society budget

The purchase is a one-time cost. The upkeep is every year, and it should be in the society's budget from the first month. Plan for five heads:

Budget headWhat it covers
Maintenance contractScheduled service visits and breakdown support
ElectricityRunning power for the lift and its lighting
ARD batteriesThey wear out and need replacing from time to time
Major-parts reserveRopes, door parts and electronics that wear with age
Insurance and statutory costsAs required under the Bihar rules in force

With a comprehensive contract, most replacement parts are already inside the annual fee, so the treasurer knows the figure in advance. A non-comprehensive contract costs less each year but leaves parts to be paid for as they fail. Busy blocks and older lifts usually do better on comprehensive cover. Read our comparison of comprehensive and non-comprehensive lift AMC, or see our lift AMC plans.

What the Bihar lift law asks of a society

As per BIS, IS 17900 became mandatory for new lift installations from 22 December 2025, replacing older codes. The Bihar Lift and Escalator Bill, 2024 covers registration, inspections, mandatory maintenance, third-party insurance and replacement or major upgrade after about 20 years. Once the builder leaves, the committee should know in whose name the lift is registered and where the papers are. Check the rules currently notified with the local authority.

What our Bhagalpur branch does for builders and societies

An engineer from the branch visits, measures and settles the shaft details with your architect or contractor. The lift is then supplied and installed, with a check after every stage, and tested with the committee or builder present before the records are handed over. After that the same branch services it, with 24/7 support. Our quotes list what is included and what is not. In Bhagalpur, our clients include Mountain Venture Pvt. Ltd.

Our Bhagalpur block has ten flats on four upper floors and the builder has fitted a 6-person lift. Should we have asked for a bigger one?

For ten flats, a 6-person car handles the daily traffic without trouble. Where it falls short is on the day a stretcher or a large almirah has to go up. If the building is finished, the practical step now is a sound maintenance contract, because with a single lift every breakdown affects all ten families.

The lift has an ARD. Why does it still stop working in a power cut?

Because the ARD is a rescue battery, not a power source. Its only job is to bring the car to a landing and let people out. To go on using the lift during the cut, it has to be wired to the building generator. Most societies in Bhagalpur need both.

Ground-floor owners in our building say they will never use the lift. Do they still share the cost?

That is for the owners to settle among themselves, and the agreement should be on paper before work begins. Societies divide the cost in different ways. Our part is to give one drawing, one itemised quote and an estimate of yearly running cost, so everyone is arguing from the same numbers.

Our builder is handing over the building. Which lift papers should the society ask for?

The commissioning test records, layout and wiring drawings, user and rescue instructions, written warranty or free-service terms, details of any registration and insurance already taken, and the phone number for breakdowns. Keep them in one file with the society secretary.

Can residents use the passenger lift when shifting furniture?

Yes, with care. Cover the walls and floor, respect the load plate, and never jam the doors open by standing a box in the light curtain. Many societies fix shifting hours and ask residents to tell the caretaker a day ahead.

Our terrace holds the water tanks and a common drying area. Does the lift need a room up there?

Not if a machine-room-less lift is chosen. Its machine sits within the shaft, so the terrace stays free. The shaft still has to rise high enough above the top landing, which is easiest to arrange before the roof slab is cast.
