MRL vs Machine-Room Elevators: Pros, Cons & Costs

MRL elevator or machine-room lift? Compare space, energy use, maintenance access, cost and suitability to choose the right lift for your building.

MRL vs Machine-Room Elevators: Pros, Cons & Costs
Key takeaways
  • An MRL elevator fits its machine inside the shaft, so no separate machine room is needed.
  • MRL saves space and civil cost; machine-room lifts give easier maintenance access.
  • Both can be energy efficient with a V3F drive and a modern machine.
  • Building height, load, roof plan and local service support should decide your choice.

An MRL elevator (machine-room-less elevator) places its compact motor and controls inside the lift shaft, so the building does not need a separate machine room on the roof. A machine-room elevator keeps the motor, controller and related equipment in a dedicated room, usually above the shaft. MRL saves space and civil work; a machine room gives engineers easier access and suits heavier or more demanding lifts.

Both are proven technologies. The right choice depends on your building, not on a trend. This guide compares them on space, energy, maintenance, cost and suitability, with examples from buildings we see across Bihar, Eastern UP and Delhi NCR.

How Each System Works

Machine-room elevator

In a conventional traction lift, the machine (motor and sheave), controller and governor sit in a machine room, usually directly above the shaft. Steel ropes run from the machine down to the car and counterweight. The room gives engineers space to work safely, away from the moving car.

MRL elevator

An MRL elevator uses a compact machine, typically a gearless permanent-magnet motor, mounted at the top of the shaft or on the guide rails. The controller is usually placed in a cabinet at the top landing or in the door frame. Steel ropes or flat belts connect the machine to the car and counterweight. No separate room is needed.

Advantages of an MRL Elevator

  • Saves space: no machine room means more usable roof area, or a lower building profile. This matters in dense city areas of Patna and Varanasi, where every square foot counts.
  • Lower civil cost: you avoid building, waterproofing and ventilating an extra room.
  • Energy efficient: the gearless machines commonly used in MRL lifts, paired with a V3F drive, use less energy than older geared systems.
  • Architectural freedom: easier to fit in existing buildings and homes.
  • Quiet, smooth ride with modern drives.

Limitations of an MRL Elevator

  • Maintenance access is tighter. Technicians work from the car roof, the pit or a landing cabinet. This needs trained staff and correct procedures.
  • Heavier loads and very tall buildings may need a machine room design.
  • Controller location at the landing must be protected from dust, heat and tampering.
  • Parts and expertise: make sure your service provider stocks parts and has trained engineers nearby.

Advantages of a Machine-Room Elevator

  • Easy maintenance: engineers can inspect and repair equipment in a dedicated, safe space.
  • Handles heavy duty: well suited to large capacities, heavy goods and high-traffic buildings.
  • Better heat management: the room can be ventilated to protect the machine and controller.
  • Familiar to technicians, which can mean faster diagnosis.

Limitations of a Machine-Room Elevator

  • Needs extra space and civil work for the room.
  • Adds height and structure on the roof.
  • Older geared machines use more energy, although modern gearless machines with V3F drives narrow this gap.

Energy Use: What Really Matters

The biggest energy savings come from the drive and machine, not only from where the machine sits. A V3F (variable-voltage variable-frequency) drive controls motor speed smoothly, reduces starting current and cuts energy waste. A gearless permanent-magnet machine avoids gearbox losses. You can get both in either layout. When comparing quotes, ask about the drive type and machine type, not just "MRL or not".

Power quality matters too. Voltage fluctuations are common in many parts of Bihar and Eastern UP, and they can stress controllers in both types of lift. Ask your supplier about protection for the controller, a stable dedicated supply with proper earthing, and an ARD so passengers are never stuck during a power cut. A well-protected lift uses energy efficiently and breaks down less often, whichever layout you choose.

Cost: MRL Elevator vs Machine Room

The MRL equipment often costs more, but the building saves the machine room. So the total project cost may be similar, or lower with MRL, depending on your design. For a new building, compare the total cost including civil work. For an existing building without a machine room, MRL often avoids costly structural changes. See our lift price in India guide for the full list of cost drivers.

Maintenance Access and Safety for MRL Elevators

The most common question we hear about MRL lifts is, "How do engineers reach the machine?" In an MRL design, technicians work from the car roof, from the pit, or at the controller cabinet at the top landing. Modern designs include features that make this safe, such as inspection controls on the car roof and emergency operation from the landing panel. For you as an owner, this means three things:

  • Choose a service provider trained on MRL lifts. Correct procedures matter more here than with a machine room.
  • Protect the landing controller cabinet. Keep it locked, dry and free from dust, and do not store items against it.
  • Test rescue operation regularly. Since there is no machine room, trapped-passenger rescue relies on the ARD and landing controls. These should be tested during routine visits.

A good lift maintenance plan covers all three.

MRL Elevators in Existing Buildings

MRL lifts are often the practical choice when adding a lift to an existing building. Many older homes, shops and small apartment blocks in towns like Sasaram, Buxar and Bhagalpur were built without any plan for a lift. Building a machine room on an old roof may need structural checks and extra strengthening. An MRL lift avoids this. It can often be installed in a new RCC shaft or a steel structure beside the building, with a pit and headroom that are easier to provide. A site survey will confirm what is possible for your building.

Which Should You Choose?

Choose an MRL elevator for

  • Bungalows and duplexes: many home lifts use MRL designs.
  • Low- and mid-rise apartments, offices and hotels.
  • Buildings where roof space is limited or planned for other uses.
  • Retrofits in existing buildings.

Choose a machine-room elevator for

  • High-rise buildings with heavy traffic.
  • Heavy-duty industrial goods lifts and freight lifts.
  • Hospitals or buildings where maintenance access and uptime are critical.
  • Sites where a machine room is already planned or existing.

Whichever you choose, new lifts must follow IS 17900, which per BIS became mandatory for new installations from 22 December 2025. It is harmonised with EN 81-20 and EN 81-50 and emphasises UCMP, ACOP and ARD. Ask your supplier how the chosen design complies.

Quick Decision Checklist

  1. How many floors and how much traffic?
  2. What load will the lift carry?
  3. Is roof space available for a machine room?
  4. Is this a new building or a retrofit?
  5. Is there trained service support near you?
  6. What is the total cost including civil work?

Frequently asked questions

Still have a question? Call +91 8448944342 or +91 6207791650

What is an MRL elevator?

An MRL elevator is a machine-room-less lift. Its compact motor sits inside the shaft and the controller is usually at the top landing. No separate machine room is needed on the roof.

Is an MRL elevator safe?

Yes, when it is designed, installed and maintained to the applicable standard. New lifts must follow IS 17900, which BIS made mandatory for new installations from 22 December 2025. Regular maintenance by trained technicians is essential.

Does an MRL elevator save electricity?

MRL lifts commonly use gearless machines and V3F drives, which are energy efficient. A machine-room lift with the same modern machine and drive can also be efficient. The drive and machine type matter more than the layout.

Is an MRL elevator more expensive?

The equipment can cost more, but you save the cost of building a machine room. The total project cost may be similar or lower. Compare quotes including civil work.

When is a machine-room elevator the better choice?

It suits high-rise buildings, heavy loads, goods lifts and places where easy maintenance access is important. It is also sensible where a machine room already exists. A site survey will confirm the best option.
