A commercial lift in Sasaram earns its keep every working hour. Office staff arriving at ten, guests checking in late at night, students pouring out after a coaching batch, shoppers carrying bags up to the first floor: each of these puts a different load on the lift. Eldeal Engineers designs and installs commercial passenger lifts for offices, hotels, coaching centres, shopping complexes, banquet halls, showrooms and bank buildings in Sasaram and across Rohtas.
We are not a visiting contractor. Eldeal's corporate office is at H.N. 494, Old G.T. Road, Sasaram, and the same team that quotes your project will maintain the lift afterwards. Commercial and hospitality clients in the region include Samridhi Hotel & Resorts in Sasaram.
Where a commercial lift in Sasaram works hardest
New commercial construction in Sasaram tends to cluster along the Grand Trunk Road (NH-19) and the main market roads. Each building type has its own pattern of use:
- Offices and bank buildings: sharp peaks at opening and closing time, quieter in between.
- Hotels and guest houses: steady use through the day, with luggage, room-service trolleys and a guest who notices every jerk.
- Coaching centres and institutes: very heavy bursts when batches change, then almost nothing.
- Shopping complexes and showrooms: families, elderly shoppers and occasional bulky purchases.
- Banquet and marriage halls: long quiet spells, then hundreds of guests in one evening.
Designing for the average day is the most common mistake. We design for the busiest fifteen minutes.
Sizing capacity and speed for real traffic
The figures below are typical industry ranges for commercial passenger lifts and are indicative only. Final choices depend on the shaft, the number of floors and how many people use the building.
| Building | Common floors | Typical car | Typical speed |
|---|---|---|---|
| Small office or bank building | G+2 to G+4 | 6–8 persons (408–544 kg) | 0.5–1.0 m/s |
| Hotel or guest house | G+3 to G+6 | 8–13 persons (544–884 kg) | 1.0–1.5 m/s |
| Coaching centre or institute | G+3 to G+5 | 10–16 persons (680–1088 kg) | 1.0–1.5 m/s |
| Shopping complex | G+2 to G+5 | 13–20 persons (884–1360 kg) | 1.0–1.5 m/s |
In busier buildings, two smaller lifts working together often beat one large, fast lift: waiting time drops and the building is never without a lift during servicing. Our guide on how to choose a passenger lift walks through the sums.
Machine room or MRL?
A machine-room-less (MRL) lift puts a compact gearless machine inside the shaft and frees the roof for water tanks, solar panels or a terrace restaurant. A conventional machine room keeps equipment easy to reach and suits some older structures. We compare both against your drawings; the MRL vs machine room guide sets out the trade-offs.
Doors and finishes
Centre-opening automatic doors are quicker for heavy passenger traffic; telescopic side-opening doors give a wider opening where the shaft is narrow. Cabins range from hairline or mirror stainless steel to custom panels that match a hotel lobby. For a showpiece lobby, a glass capsule elevator is another option.
Access for every visitor
A commercial building serves the public, including elderly customers, wheelchair users and parents with prams. A car deep enough for a wheelchair, a handrail, buttons at a reachable height with Braille markings, audible floor announcements and doors that stay open long enough all make the lift usable for everyone. These are small additions at design stage and costly to add later.
Running costs and what drives the price
Capital cost depends on the number of stops, car size, speed, MRL or machine room, door type, cabin finish and any civil work in the shaft. For owners, running cost matters as much. A V3F drive draws less current at start-up than older two-speed systems, which helps both the electricity bill and wear on the machine. We give a written, itemised quotation after a free site survey, so you can compare like with like.
Lift rules for commercial buildings in Bihar
Owners of commercial buildings should plan for the Bihar Lift and Escalator Bill, 2024, passed by the Bihar Assembly on 2 August 2024. It provides for registration, periodic inspection, mandatory maintenance, third-party insurance, and replacement or major upgrade after roughly 20 years. For new lifts, IS 17900 became mandatory from 22 December 2025 as per BIS, with emphasis on UCMP, ACOP and ARD. Taller commercial buildings also need to follow the National Building Code 2016, Part 8 Section 5, which includes fire lift requirements. Check the current position with your architect and the local authority before finalising drawings.
From enquiry to a working lift
Our commercial projects follow six clear steps: a free survey of the shaft, pit and headroom; a design and quotation based on your traffic; supply of design-tested equipment; installation with inspection at every stage and final load testing; handover with a briefing for your security or front-desk staff; and an AMC so that servicing and breakdown calls are covered. On occupied sites, such as a working hotel, we agree hours and barricading in advance.
Keeping a busy lift in service
In a commercial building, a stopped lift is noticed within minutes by tenants, guests and customers. Most failures we see in older buildings start small: a door that drags, a worn roller, a sensor covered in dust from nearby road work. Regular preventive visits catch these before they become a shutdown. We recommend that owners keep a simple logbook, ask front-desk or security staff to report any unusual noise or rough stop on the same day, and never let the car be used to move construction material or furniture beyond its rated load. Our lift AMC plans in Sasaram cover scheduled servicing, and our 24/7 line handles breakdown calls for both our own lifts and other brands.
